General Description

The Real Estate Development Associate reports directly to the Vice President of Real Estate Development and assists in all aspects of underwriting, financing, acquisitions, pre-development, design, entitlements and construction management for the company. Additionally, the position provides exposure to broader aspects of the business (property management, marketing, compliance, accounting, etc.) by assisting these departments based on internal workload needs.

Job Functions

  • Financial analysis of potential development and redevelopment projects.
  • Assist in identifying and analyzing acquisition opportunities and managing the due diligence process through closing.
  • Review purchase and sale agreements.
  • Assist in structuring and securing affordable housing project financing, coordinating DHCD, DCHFA, and syndicator due diligence, and managing construction loan and equity closing process.
  • Work with architects and engineers on multi-family, community service and retail projects.
  • Prepare, maintain, and monitor design deliverables schedule.
  • Coordinate internal review of design documents.
  • Assist in obtaining entitlements and permits required to develop the project including coordination with governmental agencies and utilities.
  • Review bid packages.
  • Review contracts with architects, general contractors, etc.
  • Prepare, maintain, and analyze design and construction budgets.
  • Prepare monthly reports on status of project.
  • Review and monitor schedule during construction.
  • Coordinate and manage approval of shop drawings, submittals, samples, etc.
  • Review and maintain project budget.
  • Review and manage approval of change orders.
  • Review and manage approval of project invoices and requisitions.
  • Monitor completion of punch list.
  • Manage coordination with Property Management and turnover.

Qualifications and Requirements

  • Excellent financial analytical skills
  • Strong project management skills
  • Experience with multi-family development required
  • Must be a motivated self-starter with ability to work with minimal supervision and to function in a team environment sharing information
